Contractor Staffing Source is conducting a confidential recruitment search on behalf of a privately owned, U.S.-based property management company specializing in single-family residential rental homes.

About the Position

A privately owned U.S.-based property management company specializing in single-family residential rentals is seeking a highly experienced, hands-on Senior Accountant / AppFolio Accounting Specialist.

We are looking for someone with a strong technical accounting background, ideally with experience working under a Controller, who also enjoys being deeply involved in daily bookkeeping and financial operations.

This is NOT an oversight-only role. You must be comfortable working in AppFolio every day, recording transactions, managing bills, reconciling accounts, and ensuring all financial activity is accurate and current.

The ideal candidate combines senior-level accounting knowledge, excellent attention to detail, and a strategic mindset. You should be able to independently manage daily accounting operations while identifying problems, improving processes, and applying property management accounting best practices.

You will report directly to the company owner and work closely with the Property Manager and Leasing Agent.

Key Responsibilities

Daily Bookkeeping & Accounting

  • Work hands-on in AppFolio every day to record and review financial transactions.
  • Enter, categorize, and verify bills, invoices, expenses, and payments.
  • Monitor rent collections, tenant payments, and outstanding balances.
  • Manage accounts payable and accounts receivable.
  • Schedule and track vendor payments to ensure bills are paid on time.
  • Monitor available funds and cash flow before processing payments.
  • Perform bank reconciliations and investigate discrepancies.
  • Maintain accurate tenant ledgers, owner ledgers, and general ledger accounts.
  • Review owner statements and distributions.
  • Maintain accurate security deposit and trust accounting records.
  • Keep financial records consistently accurate, organized, and up to date.

Senior Accounting & Strategic Responsibilities

  • Apply professional accounting principles and industry best practices.
  • Review financial reports and identify discrepancies.
  • Support month-end closing and financial reconciliation procedures.
  • Identify inefficiencies and recommend improvements to AppFolio workflows.
  • Establish and maintain effective accounting processes and internal controls.
  • Anticipate cash flow issues, upcoming financial obligations, and accounting deadlines.
  • Communicate financial concerns and recommendations directly to the owner.

Team Collaboration

  • Report directly to the company owner.
  • Work closely with the Property Manager to coordinate maintenance expenses, vendor invoices, and property-level accounting.
  • Communicate with the Leasing Agent regarding move-ins, move-outs, rent charges, deposits, and tenant account activity.
  • Follow up proactively on missing information, outstanding invoices, and accounting discrepancies.
  • Maintain clear, professional, and timely communication with the team.

Required Qualifications

  • Expert-level AppFolio experience -- REQUIRED.
  • Extensive experience with single-family rental property accounting -- REQUIRED.
  • Strong bookkeeping and senior-level accounting knowledge -- REQUIRED.
  • Previous experience as a Senior Accountant or working under a Controller strongly preferred.
  • Thorough understanding of general ledger accounting, debits and credits, journal entries, and financial statements.
  • Strong experience with bank reconciliations, accounts payable, accounts receivable, and month-end close.
  • Understanding of owner accounting, trust accounts, security deposits, and property management accounting best practices.
  • Ability to identify and independently resolve accounting discrepancies.
  • Strategic thinking combined with a willingness to perform detailed daily accounting work.
  • Exceptional accuracy, organization, and attention to detail.
  • Strong written and verbal English communication skills.
  • Ability to work independently and take ownership of responsibilities.
  • Must consistently work during U.S. Central Time business hours.

Who We're Looking For

We want an accountant who:

  • Knows AppFolio inside and out and does not require basic software training.
  • Proven experience taking over large portfolios of several hundred homes, resolving existing issues, managing ongoing challenges, and implementing efficient processes to ensure smooth operations.
  • Has worked extensively with single-family rental portfolios.
  • Understands professional accounting standards and proper financial controls.
  • Has the knowledge and judgment of a Senior Accountant but is happy doing hands-on bookkeeping every day.
  • Stays ahead of rent collections, bills, vendor payments, and accounting deadlines.
  • Understands the importance of accurate cash flow management and owner balances.
  • Takes initiative, identifies problems, and recommends solutions.
  • Is organized, dependable, proactive, and responsive.
  • Can communicate effectively with the owner and property management team.

Compensation & Schedule

$10 - $12 USD per hour, paid through DEEL.

This is a remote, ongoing opportunity requiring consistent availability during U.S. Central Time business hours.

IMPORTANT: We are only considering candidates with proven accounting expertise, extensive hands-on AppFolio experience, and direct single-family rental property management accounting experience.

We need a highly capable accounting professional who can manage the details every day while bringing senior-level financial judgment and strategic thinking to the position.
