A well-established residential condominium community in the Wilmington/Wrightsville Beach area is seeking an experienced Facilities Maintenance Technician to join its property operations team.
This is a full-time, hands-on position for a mature and dependable maintenance professional who takes pride in keeping a high-quality residential property safe, functional, clean, and well maintained. The successful candidate will provide courteous and professional service while working with residents, employees, contractors, and vendors.
The ideal candidate has broad building-maintenance experience, sound judgment, strong problem-solving skills, and the ability to manage daily responsibilities with limited supervision. This role requires someone who notices issues, takes ownership of problems, and follows through until the work is completed properly.
Key Responsibilities
- Perform routine property maintenance and complete minor repairs throughout the community
- Conduct scheduled preventive-maintenance tasks and property inspections
- Help maintain common areas, mechanical rooms, grounds, equipment, and building systems
- Diagnose and address basic plumbing, electrical, lighting, hardware, and mechanical issues
- Respond promptly and professionally to maintenance requests and property concerns
- Assist with minor emergency situations, including water leaks and HVAC condensate issues
- Monitor building equipment and systems, including the generator, fire pump, pool equipment, irrigation system, lighting, and other mechanical systems
- Identify conditions that require specialized service and coordinate with outside contractors or vendors
- Communicate maintenance needs, completed work, and outstanding concerns clearly to the Building Manager
- Maintain accurate and organized maintenance records
- Assist with janitorial duties and other property-related work when necessary
- Follow all community policies, safety requirements, and approved maintenance procedures
- Help maintain a clean, safe, professional, and welcoming environment for residents and guests
Qualifications
- Previous experience in building maintenance, construction, facilities management, property management, or a related skilled trade
- Strong general knowledge of residential or commercial building systems
- Ability to identify maintenance problems, determine practical solutions, and complete repairs correctly
- General troubleshooting ability involving plumbing, electrical, lighting, hardware, mechanical equipment, and related systems
- Mature, dependable, organized, and capable of working independently
- Strong judgment and the ability to prioritize work appropriately
- Professional appearance and respectful communication skills
- Comfortable interacting with residents, contractors, vendors, and other employees
- Ability to maintain accurate records and communicate clearly with property management
- Valid driver's license and reliable transportation
- Certified Pool Operator certification is preferred
- Candidates who are not currently certified must be willing to obtain Certified Pool Operator certification
- Ability to safely lift and carry materials, climb ladders, and perform the physical duties associated with property maintenance
Work Schedule
This is a full-time, hourly position. Some weekend and additional-hour availability is required.
The schedule includes:
- Every other weekend during the summer season
- Saturday availability during the fall and winter
- Occasional additional hours or emergency-response work when approved by the Building Manager
Pay and Benefits
- Full-time, hourly employment
- Hourly pay range of $26.00-$29.00, depending on qualifications and experience
- Approved hours worked over 40 hours per week are paid at one and one-half times the employee's regular hourly rate
- Employees with at least one year but fewer than five years of service receive 10 paid days off annually
- Eight paid holidays each year
Professional Standards
Employees are expected to maintain a neat and professional appearance while working at the property.
Required work attire includes:
- A collared shirt tucked into clean work pants
- A belt
- Appropriate work shoes
- Clothing that is clean and free from holes, tears, or excessive wear
Because this position regularly interacts with residents, guests, contractors, and other employees, professionalism, courtesy, discretion, and respectful communication are essential.
